Soft Washing vs Pressure Washing: Which Does Your Home Need?
Short answer: soft washing cleans with a cleaning solution and low pressure, while pressure washing cleans with high-pressure water. In Cape Coral, roofs, stucco, painted walls, screens and windows should be soft washed, and concrete driveways, sidewalks and pavers can be pressure washed with a surface cleaner.

What Is the Difference Between Soft Washing and Pressure Washing?
The difference is what does the cleaning. With pressure washing, the force of the water does the work. With soft washing, a cleaning solution does the work, and the water is only used to apply and rinse it at low pressure, about like a garden hose.
What is soft washing? It’s a low-pressure method that uses a cleaning solution, usually diluted sodium hypochlorite with a surfactant, to kill algae and mildew, followed by a gentle rinse. In the soft wash vs pressure wash choice, the surface decides: roofs, stucco and screens need soft washing, while concrete and pavers can take more pressure. These are the main pressure washing chemicals pros use on Florida homes, and we wet and rinse plants before and after.
| Soft washing | Pressure washing | |
|---|---|---|
| What cleans | Cleaning solution plus dwell time | Force of high-pressure water |
| Pressure | Low, similar to a garden hose | High |
| Best for | Roofs, stucco, painted walls, siding, screens, windows | Concrete driveways, sidewalks, pavers, pool decks |
| Mold and algae | Treated with a cleaning solution, not just blasted | Removed by force; growth can return sooner |
| Risk on soft surfaces | Low | Can strip paint, tear screens, crack tile |
When Should You Not Power Wash Your House?
You should not power wash your house when the surface is stucco, painted, a roof, a screen, a window or old wood. High pressure can strip paint, etch stucco, tear pool cage screens, break window seals and force water behind siding. On those surfaces, a soft wash cleans just as well without the damage. That covers most of a typical Cape Coral home: stucco walls, a tile or shingle roof and a screened pool cage.
- Roofs: high pressure can crack tile and strip shingle granules. The Asphalt Roofing Manufacturers Association advises against power washers on asphalt shingle roofs.
- Stucco and painted walls: pressure can etch the finish and lift paint, especially on older homes.
- Pool cage screens: screens stretch and tear under high pressure.
- Windows: pressure can break seals and push water into frames.
- Old or soft wood: fences and decks can splinter if the pressure is too high.
Why Does Soft Washing Work Better in Florida?
Soft washing works better on most Florida homes because the dirt is usually alive. Cape Coral stays muggy from about April into November, and the black streaks, green film and gray mildew on roofs and walls are algae, mold and mildew. A soft wash solution treats that growth instead of only blasting it off the surface.
Most soft wash solutions use a properly diluted sodium hypochlorite (SH) cleaner mixed with a surfactant, a soap that helps it cling to the surface. The mix is adjusted to the surface and the amount of growth, given time to work, then rinsed at low pressure, with plants wet down and rinsed before and after.
When Is Pressure Washing the Right Choice?
Pressure washing is the right choice for hard surfaces like concrete driveways, sidewalks, curbs, pavers and many pool decks. These surfaces can take the pressure, and grime, tire marks and dirt need that force to lift out.
The key is a rotary surface cleaner instead of a hand wand. A wand cleans in narrow strips and often leaves uneven “tiger stripes,” while a surface cleaner gives an even finish. Rust stains from well-water irrigation are different again: they need a rust treatment, not more pressure.
Which Method for Each Surface?
| Surface | Method |
|---|---|
| Tile and shingle roofs | Soft wash |
| Stucco, siding, soffits | Soft wash |
| Pool cage screens and frames | Soft wash |
| Windows | Low pressure and rinse |
| Concrete driveways and sidewalks | Pressure with a surface cleaner |
| Pavers | Pressure, then joint sand and sealer |
